An analysis by Realtor.com shows that there is a week in the United States when home sellers are most likely to get the best possible result.
According to Realtor.com, nationwide homeowners selling from April 16 to 22, 2023will hit the sweet spot in terms of the best mix of higher prices, fewer homes to compete against, faster sales times, and strong buyer demand.
In a recent survey, the real estate site found that 60% of home sellers took up to 3 months to get their home ready to list, so homeowners who have been making preparations, they could get $48,000 more for their home than they otherwise would haveLike at the beginning of the year.
According to the Realtor.com survey, most recent sellers (80%) took between 2 weeks and 6 months to prepare their home for sale, being the ideal point between 1 and 3 months (32%). For the majority (56%) it took longer than expected to list their home, while 23% said it was quicker than expected and 22% said it took as long as they expected.
Realtor points out that to have the best chance of a quick sale and a high price, homeowners need to make sure their home is looking its best, well cared for, and up to date with routine maintenance.
According to the survey, about a third of recent sellers (35%) made home repairs/upgradescleaned and tidied up a bit (33%) and found an agent to help them (31%).
In order to better market your home, Owners and their agents took photos of the property (34%); created marketing materials such as flyers (27%); they recorded a 3D/virtual tour (20%) and staged the house (11%).
“Many homebuyers start their search in early spring. and often ahead of most home sellers,” said Danielle Hale, chief economist at Realtor.com. “For this reason, sellers who are listed on the front side will get more attention from the buyer and are therefore more likely to sell quickly and for a higher price.”
